Thailand is a country of contrasts, offering real estate for every budget. Whether you're looking for budget-friendly studio apartments, cozy homes for family vacations, or high-end luxury villas and apartments, the Thai property market has it all.

But where can you find luxury real estate in Thailand? What defines elite housing in Thailand, and how much do the most expensive properties cost?

BANGKOK Like in many other countries, property prices in the capital, Bangkok, are higher than in other regions. Despite not being a seaside resort, Bangkok is the center of business and cultural life in Thailand. It’s also the largest city in Southeast Asia and a major transportation hub. The most expensive real estate is located in the city’s historical and business centers. Bangkok boasts well-developed infrastructure, a broad transport network, luxury restaurants, shopping centers, theaters, and museums.

Pathumwan is the most expensive district in Bangkok. It’s located in the heart of the city’s business district, near the Siam BTS skytrain station. Pathumwan is home to major shopping centers like the luxurious Siam Paragon, which features world-class fashion and cosmetics brands, as well as some of the city’s finest restaurants. The area also houses the Royal Bangkok Sports Club, which includes an elite golf course. Nearby is Lumphini Park, one of the largest green spaces in Bangkok. Property prices in Pathumwan start at ฿19 million, and it’s also where you’ll find Bangkok’s most expensive condominium, 98 Wireless, completed in 2017.

In Pathumwan, you’ll only find high-rise apartments, as there are no private houses or villas. The area is modern, with buildings no older than 30 years. Many foreign nationals live here due to the numerous embassies located nearby.

Luxury apartments and penthouses are also found in Bangkok’s areas such as Sathorn, Silom, Promphong, and Thonglor. Elite properties along the Chao Phraya River, especially in Khlong San, hold special appeal. This district is still developing, and new luxury projects are being constructed, such as Icon Siam, which opened in 2018 and includes two high-rise residential buildings, Mandarin Oriental Residences and Magnolias Waterfront Residences. Banyan Tree Residences Riverside and Baan Chaopraya are also nearby. At Banyan Tree, a two-bedroom apartment with river views costs about $2 million.

  4. Issara Residence Rama 9 – ฿120 million per home, located in Bang Kapi. The project costs ฿2.45 billion and includes 20 three-story homes, ranging from 700 to 865 m².
  5. Crystal Solana – ฿75 million per home, located in Bueng Kum. The project costs ฿3.08 billion and includes 41 three-story homes, each 685 m².
  6. The Riverdale Residence – ฿69 million per home, located on Highway 345 in Pathumthani. The project costs ฿3.86 billion and includes 56 two-story homes, each 476 m².
  7. Royal Kaset-Nawamin – ฿66 million per home, located in Ladprao. The project costs ฿5.21 billion and includes 79 two-story homes, each 420 m².
  8. Baan Issara Bangna – ฿49.9 million per home, located in Bang Phli in Samut Prakan. The project costs ฿2.87 billion and includes 44 three-story homes, ranging from 380 to 697 m².
  9. Veva Priva Ekkamai-Ramindra – ฿62 million per home, located in Wang Thong Lang. The project costs ฿434 million and includes seven three-story homes, each 644 m².
  10. Ladawan Ratchapruek-Pinklao – ฿55 million per home, located in Taling Chan, Bangkok. The project costs ฿12.87 billion and includes 234 two-story homes, each 416 m².

THAILAND RESORT AREA

When discussing luxury real estate in Thailand's resort areas, Phuket must be mentioned first. As the largest island in the country and one of the most popular tourist destinations, Phuket offers everything for a luxurious lifestyle: vibrant nightlife in major towns, upscale restaurants, and high-end hotels. It is also home to secluded beaches, hidden coves, and pristine nature, with some small islands nearby designated as national parks where construction is forbidden.
